Marmot Lodge standard terms & conditions

Welcome to Marmot Lodge in beautiful Harrietville!
We're excited to host you and want to ensure everyone has a safe, enjoyable, and respectful stay.

By booking with us, you agree to the following terms and conditions:

Bookings and Payment

A 50% deposit is required to confirm all bookings. Balance of payment is due 30 days prior to arrival. Late payment may result in cancellation and the property being re-let. We do not accept bookings for bucks/hens parties or similar.

Cancellation Policy

All cancellations incur a $250 admin fee.

> 3 months prior
Refund of monies paid, less $250 admin fee.

1 - 3 months prior
No refund entitlement. However, if we are able to re-let your dates, we will refund monies paid, less $250 admin fee.

< 1 month prior
No refund.

Security Deposit

A refundable security deposit is payable 7 days prior to arrival:

  • For groups up to 20 guests the deposit amount is $2,000.

  • For groups of 21-30 guests, or for prearranged celebrations, the deposit amount is $3,000 and an additional cleaning fee of $150 applies.

What to Bring

All linen (sheets, doona covers, pillowcases, towels), personal toiletries.

Slippers or indoor footwear (no outdoor shoes inside the lodge please)

Check-in and Check-out

Check-in: 3:00pm. Please let us know if you will be arriving late, we will leave the lights on for you.

Check-out: 10:00am. Late check-out may be available, contact management.

Guest Numbers

Only registered guests may stay overnight. Extra guests will incur additional charges. Any visitors must be approved in writing with names and contact numbers provided in advance.

Events and Noise

Out of respect for our neighbours, please keep noise to a minimum, especially after 10:30pm and keep music indoors. Strictly No Parties. Unauthorised events may result in eviction and loss of security deposit. Approved events require written permission and higher deposits.

Property Boundaries

Please keep within the boundaries of the lodge and respect areas marked private (sheds and gated areas beyond the fire pit. Lower rear level of the lodge (past the small gate). These areas are for staff, contractors, and maintenance personnel only.

Pets

We are unable to accept pets at Marmot Lodge, but can recommend excellent dog and cat boarding facilities at Beechworth Pet Hotel

Unauthorised pets will cause loss of security deposit.

Kitchen and Appliances

The stovetop is induction with a glass surface, please use with care. Any damage or replacement is at guest’s expense.
Please do not bring additional appliances or heaters into the lodge.

Damage and Breakages

Please let us know if anything gets broken.
Guests are responsible for any damage, loss, or theft during their stay. Any costs exceeding your deposit will be invoiced.

Recycling & Waste

Green lid: Food waste only (compostable bags provided)
Red lid: General rubbish
Yellow lid: Recycling
Separate crate: Eligible container returns (uncrushed cans and bottles. No wine bottles)

Please take excess rubbish with you.

Before you leave

Please empty all bins and wastebaskets into the outdoor bins. Please clean and tidy the kitchen - wash all dishes, put everything away and wipe down all benches and surfaces. Turn off all lights and fans before you go.

We ask that you leave the lodge as you found it.

Cleaning Fees

Standard cleaning: $300 per stay. Larger groups (21-30) incur an additional cleaning fee of $150. Additional fees may apply if for example dirty dishes are left or the BBQ is not cleaned.

Contaminated bins: $300 fee + tip fees (council charges)

Liability

Guests are responsible for their personal belongings at all times

Marmot Lodge accepts no liability for lost, stolen, or damaged personal property. Guests stay at their own risk.
